Questions:

My property (land) is classified as Residential and valued at $18,000. Using the 0.1% rate the tax should be equal to $18.00 yet the taxes charged is $20.00 why is this so?

I have received three Property Tax bills for one property, what does this mean?

My property is classified as Agriculture by the Valuation Division and I am in the process of doing a sale/mortgage do I have to obtain a last receipt from IRD.

My property (land) is classified as Residential and valued at $18,000. Using the 0.1% rate the tax should be equal to $18.00 yet the taxes charged is $20.00 why is this so?
	The minimum tax payable on land or building is $20.00. The minimum tax on Land and Building is $30.00.
I have received three Property Tax bills for one property, what does this mean?
	Most likely your property tax is outstanding for three or more years. One bill will be issued for 2004 and another for 2005. The third bill includes any amount owing prior to 2004 this amount is referred to as outstanding balance.
My property is classified as Agriculture by the Valuation Division and I am in the process of doing a sale/mortgage do I have to obtain a last receipt from IRD.
	No. As at 4th April 1997, Agricultural property is zero rated therefore no receipts of payment would have been prepared thereafter. Additionally, arrears on property tax are calculated for a maximum of 6 years and the last year that receipts would have been issued for Agricultural properties was 1996 (over 10 years).
